A Renewed Commitment to Buildings and their Social Benefits

As the dust settles from Rio+20, I finally have a moment to reflect upon the outcomes of the historic Earth Summit Conference. The non-committal nature of the Rio text was a surprise to no one, yet the identification of buildings as an important strategy for the development of sustainable cities and urban infrastructure was still a “win” for the green building movement. Energy efficiency was also recognized as a strategy for combating climate change within both the developed and developing world. Our leaders’ acknowledgement of the role of the buildings sector in sustainable development is a testament to the benefits of green building that go beyond protecting the environment, as outlined in the United Nations Environment Programme Sustainable Buildings and Climate Initiative’s new report, "Building Design and Construction: Forging Resource Efficiency and Sustainable Development."

As the world’s population rapidly urbanizes, we need to address future development and construction. Picture this: In order to accommodate the expected increase in urban population of two billion people before 2030, we would need to construct 200 new cities larger than Paris! Our planet cannot accommodate such development, especially if done conventionally. Clearly the decisions that we make today are crucial to ensuring the future health of our planet as cities put more pressure on our finite resources.

Green buildings not only address the development requirements of future urbanization, but also serve important social and economic needs of these populations. For example, the International Labour Organization estimates that the construction sector employs 111 million people globally; and as green buildings increase their share of the market, they also provide stable employment for millions and boost local economies around the world. Green schools and affordable housing programs help spread the social benefits of green buildings to a wider audience, promoting education and health.

Finally, the report outlines the role of cities in driving green building construction and sustainability. Sub-national governments are taking the lead on urban sustainability as national governments are slower to implement progressive policies. As building design and construction have acute benefits for local populations, cities are often best suited to implement these policies.

The UNEP-SBCI report helps builds the broader case for green building throughout the world as more than an environmental movement, but also a social and economic one, which appropriately aligns with the themes of Rio+20—economic prosperity, social inclusion and environmental protection.

Two Billion or Bust: LEED Square Footage Tips the Scales

Ever been to New York, NY? Picture the island of Manhattan in your mind (or Google’s). Now multiply that by three. Or, picture the entire District of Columbia.

Both are roughly equivalent to two billion square feet – the amount of LEED-certified space that now exists around the world, a milestone that we announced yesterday. And while it’s difficult to conceptualize so much space, I think we can all agree that it’s a milestone worthy of celebration – and one to which so many people, from architects to project managers to building inhabitants – have contributed.

To exemplify that point, let’s take a peak at some of the recent certifications:
  • Google’s LEED Platinum office in Mumbai, India, a commercial interiors project
  • A new construction project in Lem, Denmark: the LEED Platinum Vestas Technology Center
  • LEED Gold Warrensburg Elementary School in Warrensburg, Missouri
  • LEED Platinum Ernst & Young Plaza in Los Angeles, California, an existing buildings project
  • LEED Platinum University of California Irvine Medical Education Building in Irvine, California

Two billion is a great benchmark for LEED’s growth. Twelve years ago, LEED started as a singular rating system for new construction projects. Now, LEED encompasses a suite of rating systems that touches just about every possible building type, from hospitals to our homes, offices to outlet malls. We’re certifying two million square feet of commercial LEED space every single day in 130 countries. There are 50,000 LEED-certified and LEED-registered projects, comprising a grand total of nine billion square feet. And if that isn’t enough to blow your mind, perhaps the 22,000 LEED for Homes certified units will. (51% of which are in the affordable housing sector!) In twelve years, LEED has made more than a splash in the marketplace (cannonball, anyone?), which would have never been possible without the continued input and involvement of a vast array of industries. Today, LEED is a rating system that more than 1,200 companies, from architecture firms to product manufacturers to Fortune 500 companies, are willing to stand behind.

To all of you LEED users out there, whether your certified project was a commercial building that accounts for hundreds of thousands of square feet, or a small storefront of just a couple hundred, we applaud you - and we thank you. Green building is our collective movement, and no matter how far you moved the needle, you’ve helped tip the scales to two billion square feet. One billion = big. But two billion? It’s safe to say that LEED has grown larger than we ever imagined in the early days, and now, it’s difficult to imagine a built world without it.

All this amazing work notwithstanding – let’s all agree that this is just the beginning!

Tokyo’s Urban Cap and Trade for Commercial Buildings Sees Huge Success in First Year of Operation

Tens of thousands of delegates from diverse backgrounds and geographical regions convened in Rio to protect the future we want through sustainable development policy. While progress was made on the negotiating text, few are satisfied with the level of commitments and accountability from national governments. However, the news from Rio isn’t entirely bleak. Subnational governments are leap-frogging the unambitious goals of national governments to realize their own goals of urban sustainability.

The benefits of green buildings are becoming more mainstream as businesses and governments alike embrace the economic, brand, social and environmental benefits of green buildings. So what’s stopping every city in the world from building sustainably? Despite the quick payback periods of green building strategies, up-front costs to green construction still remain a significant barrier. Innovative financing solutions are now being promoted by the public and private sectors to overcome these barriers to green buildings.

Is a Sustainable City a Just City?

In order to accommodate the expected increase in urban population of two billion people by 2030, we would need 200 new cities with populations of 10 million people—think 200 cities larger than Paris! Obviously the sustainable planning and construction of these cities is crucial to avoiding exponential increases in future emissions; however, accommodating two billion additional people will have wider implications than just on the environment. We need to address the livelihoods of the urban migrants themselves.

In rapidly urbanizing areas of the world, city migrants often construct informal settlements, many of which fall short of basic health and safety needs. No matter the name—informal settlement, slum or favela—these dwellings are holding people back from realizing the economic and social potential of the city. In a just city, people are connected to opportunities, either by proximity or by access to transportation. Yet today, many informal settlements and their occupants are marginalized by society and are forced to operate through informal economic transactions.

The Brilliance of Green Building is Shining at Rio+20

The green building world knows the following statistic all too well. On average, we spend 90 percent of our time indoors. That’s 21.6 hours out of every day. That’s 328 and a half days every year. Inside a building.

And we certainly take this to heart because, while we’re spending all this time inside, the quality of air we’re breathing is on average 3-5 times more polluted than outside, according to the EPA.

Here at Rio+20, the historic UN Conference on Sustainable Development, a strong global contingency of green building advocates have been spreading the word about the triple-bottom-line benefits to green building.

Sure, the strict business case for green building is stronger than ever. Much of that is based on the deep energy reductions that come from green building projects (See Greg Kats’ analysis about the amazing net present value of green building in his book Greening our Built World).

Demand for Green Buildings Exceeds Workforce Supply

This morning, McGraw-Hill Construction (MHC) released its latest SmartMarket Report, “Construction Industry Workforce Shortages: Role of Certification, Training and Green Jobs in Filling the Gaps.” The report, sponsored by the U.S. Green Building Council and the American Institute of Architects with support from other contributing partners, finds that 69 percent of architect, engineer and contractor professionals expect there to be a shortage of skilled labor in the next three years. With the rapidly increasing demand for green buildings, industry professionals are concerned that the supply of skilled workforce cannot keep up with the demand. While having more jobs than people to fill them seems like a good problem to have in today’s economy, the shortage cannot be trivialized.

Green building design and construction, defined by MHC as LEED or comparable sustainable construction standards, account for nearly a third of the design and construction workforce, supporting nearly 650,000 jobs. The report estimates that this figure will increase to half of the design and construction workforce by 2014.

Training programs and professional credentials are bridging the skilled workforce gap. An MHC survey of architect, engineer and contractor firms revealed that 71 percent of firms considered professional credentials as a boost to their competitiveness. 75 percent of individuals surveyed believe that having a professional credential, including LEED Green Associate or AP, brought them more job opportunities.

"Inexhaustible" Inspiration: Thomas Knittel Talks Biomimicry

A building shaped like a butterfly. A skyscraper modeled after self-cooling termite mounds. A structure in arid climate inspired by a desert snail. Biomimicry, the application of nature’s principles to solve problems, is an emerging influence in modern day green building and other design and technology.

Last month, USGBC staff were fortunate enough to hear from architect, biomimicry specialist and HOK VP Thomas Knittel, who visited our office in DC and gave a stunning presentation on biomimicry as part of USGBC’s Leadership Institute, our new leadership development initiative for staff.

I caught up with Thomas after the presentation to pick his brain even more.

Amy King: HOK is USGBC's partner on Project Haiti, our effort to build a LEED Platinum orphanage and children’s center in Port-au-Prince. How have you been able to integrate Life's Principles into the project?

Thomas Knittel: Life’s Principles were developed by Biomimicry 3.8 to describe the overarching patterns found amongst species surviving and thriving on Earth. For me, this set of six principles and 20 sub-principles identifies what you could call system-level success. Whether it is dynamism critical to homeostasis (Gaia Hypothesis), or individual parts operating in the system, these patterns are not just an ethical overlay, but common sense if we want to continue living on a planet with limited resources.

Taking Action at Rio+20

The Rio+20 Earth Summit represents a once-in-a-generation opportunity to create a roadmap for the “Future We Want” —the fitting motto of the June Summit. Heads of State, government leaders, non-governmental organisations and the business community in attendance are charged with the task of accelerating the green economy and addressing poverty eradication through sustainable development.

At a time when multilateral negotiations have struggled, Rio needs to produce tangible and viable outcomes with provisions for their implementation and attainment. No more “agreements to agree” at a future date. We can’t afford to wait until Rio+40.

The buildings sector represents a silver (or should I say green) bullet for sustainable development and the green economy. Buildings not only represent one of the largest contributors to greenhouse gas emissions, but additionally offer low-cost opportunities for emissions reduction and resource efficiency. Addressing the design and construction of the built environment can also prevent the “lock-in” of unsustainable future emissions.

On Leadership: An Ode to Maverick, Goose and You

Even 25 years later, who can forget Maverick and Goose’s memorable exchange? “I feel the need…the need for speed.”

While the green building movement continues to move forward at an incredibly rapid pace, that’s not why I bring up this seemingly non-sequitur reference to Top Gun. The quote, oddly, reminds me of something deep and soulful to the green building movement – the need to lead.

Just think about our movement’s standard bearers – Rick Fedrizzi, David Gottfried, Gail Vittori, Rob Watson, Bill Browning, the late (and very missed) Ray Anderson, and the list goes on. This mantra – the need to lead – is clearly a core and universal driver that excites us, impels us, influences us, sustains us and inspires us.

At any given moment, we could take a snapshot of any given layer of the movement and see how the need to lead is propelling us all forward. For example:
  • I think of the $1.4 trillion net opportunity of green building, an economic driver that would drive enormous energy savings and job creation (See Mathias Bell’s recent blog).
  • I think of Project Haiti, bringing green building to those who need it most (See Marisa Long’s recent blog on the inspirational project).
  • I think of a university set to build 5 LEED Platinum buildings.
  • I think of McGraw Hill’s forecast that green homes will increase five-fold from $17 billion in 2011 to between $87 and $114 billion by 2016.
  • I think of the 1.5 million square feet of real estate that is certified to LEED each day, the equivalent of three Empire State Buildings a week.
  • I think of the revival of the innovative financing vehicle of Property Assessed Clean Energy (PACE) Bonds, which could provide “unlimited funds for energy efficiency.” (See Green Technology’s interview with the head of Ygrene Energy Fund, which is advancing a $100 million investment in building retrofits).
  • I think of the new Green Ribbon Schools Program, a program advanced by Secretary Arne Duncan and the U.S. Department of Education that will recognize schools that save energy, reduce costs, feature environmentally sustainable learning spaces, protect health, foster wellness, and offer environmental education.
  • I think of all the opportunities the Obama Administration can take right now to advance Better Buildings through Executive Action.

The progress and the work that is happening each and every day (i.e., the leadership that you all are showing) makes me want to put on a pair of aviator sunglasses, do my best Tom Cruise imitation and say, “I feel the need…”

Well by now, like Goose, you know the rest of the bit. You live it. And you do it everyday.

Postscript: Yes, this entire blog also serves as a monitory note on the dangers of watching the Sunday Matinee with green building on the mind.

How Will You Impact LEED 2012? Third Public Comment Period Opens Mar. 1

Are you an architect? A facilities manager? A building owner?

How about a professional working in a big city high-rise? A father with kids in elementary school? An unabashed shopaholic?

Great, let’s talk LEED 2012.

The third public comment period for LEED 2012, the newest update to the LEED green building program, opens in just five business days on Mar. 1, giving anyone with a stake in our built environment (in other words, everyone) the opportunity to influence the direction LEED takes: seasoned green building pros to college students just beginning their sustainability journey. Building owners to occupants of any kind.

LEED engages and impacts millions (billions?) of people around the world. Its success is in part due to the fact that it is developed by the people who use it. LEED is an ongoing, global project that anyone can join. There’s no other rating system out there that engages the public quite the way LEED does, and we hope you’ll consider voicing your opinion about LEED in the approaching public comment period.

Obama Budget Charts Bold Course for Green Building Priorities

On Monday, President Obama released an ambitious $3.8 trillion budget for fiscal year 2013 that seeks to pump billions of dollars into the economy through clean energy and infrastructure improvements, while seeking to eliminate existing incentives for oil and gas and ending tax cuts for those making more than $250,000.

As part of the Better Buildings Initiative, a 10-year initiative to make non-residential build¬ings 20 percent more energy efficient, the budget aims to re-design the cur¬rent tax deduction for commercial buildings 179D to a credit, and change the eligibility program to cover other taxable entities such as real estate investment trusts (REITS). This budget proposal mirrors a 2012 request made by the Obama Administration, which has yet to get traction on the hill. USGBC has been working with others in the real estate and environmental community to advance solutions to improve the existing 179D so it is encouraging that the Administration continues to show support for improving the deduction.

The budget also includes billions of dollars to modernize at least 35,000 schools across the country, including energy-efficiency upgrades and comprehensive, green retrofits. This proposal was included in the President’s American Jobs Act last year but has yet to be considered by Congress.

While Pundits Debate Green Jobs, We’re Busy Putting America Back to Work

Even though I live in D.C., I often wonder, “What is Congress even fighting over?” It seems like everyone else in the country is asking the same question. This is especially true when our elected officials endlessly debate “jobs.” Aren’t jobs universally supported? Why would anyone be against putting Americans back to work, especially in the industries we know we need to remain competitive? How can everything simultaneously “create millions of jobs” and still be a “job killer”?

An America Built to Last: The Five Wins for Green Buildings in the SOTU

This week I watched the President’s State of the Union address with a notepad of buzzwords ready to take down some tallies. I’m certainly not the only person who keeps track keywords mentioned by the President in his annual speech. Not surprisingly, the President mentioned “jobs” more than 40 times in the 90 minute speech. I was also pleased that he referenced “energy” 20 times. Keeping track of my favorite hot topics became overwhelming only 30 minutes in, but in this case, too much of a good thing is a good thing.

I’m going to take some artistic license with the President’s SOTU title and emphasize the word “built.” Everything that we do to promote a sustainable built environment supports the long-term economic and environmental health of the nation. We cannot support our society if we deplete our natural resources at an unsustainable rate. We cannot maintain economic prosperity and resiliency without long-term, high quality jobs.

Top 10 States for LEED Green Buildings

Today, USGBC released its top 10 list of states with the most LEED-certified building square footage per capita. The District of Columbia leads the nation, with more than 31 square feet of LEED-certified space per person in 2011, and Colorado is the leading state, with 2.74 square feet per person in 2011. Other top states include Illinois, Virginia and Washington, with 2.69, 2.42 and 2.18 square feet of LEED-certified space per person, respectively.

Seattle 2030 District: The NEXT Big Thing in Green Building

The green building movement has made great strides in recent years, but it’s not enough. In order to put up a good fight against ever-increasing environmental and economic pressures, we need a united front of the public and private sector, and to approach issues at the city — or district — scale.

District sustainability currently experiences the same limited level of awareness that individual green buildings did a decade ago, when the U.S. Green Building Council announced its first 12 LEED Certified projects, of which there are now over 11,000.

Get ready for a paradigm shift.

The Seattle 2030 District is an innovative, private-sector led project attempting to create a groundbreaking high performance building district in downtown Seattle. The project is already gaining national attention; earlier this year, the 2030 District was selected by the U.S. Department of Energy to represent Seattle — along with the cities of Los Angeles and Atlanta — as a “Place-Based Ally” to launch President Obama’s Better Buildings Challenge. By 2020, this program aims to reduce commercial building energy consumption by 20 percent nationwide.



The 2030 District model of private-sector engagement and aggregated goals is unique among the three selected cities, and will serve as a guide for other cities to follow. The District has key support and partnership from the City of Seattle and King County, but is being led largely by the private sector: property owners, managers, developers, engineers and design professionals who believe that setting aggressive energy performance targets at the district level is the key to elevating our region’s economic and environmental potential.

Working together, civic leaders adopted the goals from the 2030 Challenge for Planners, which adds reductions in water consumption and vehicle miles traveled, to the energy and fossil fuel building reduction targets of the 2030 Challenge. These goals, to be met by 2030, include aggregated district-wide reduction targets of 60% reduction in energy from new construction, 50 % reduction in energy from existing buildings, 50% reduction in water, and 50% reduction in carbon emissions from auto and freight.

These voluntary commitments are not empty promises. District members are required to share, under proprietary agreements, building energy, water, and transportation data, join the Seattle Climate Partnership, enlist in ENERGY STAR Portfolio Manager, and submit LEED buildings to USGBC’s Building Performance Partnership. In return, the Seattle 2030 District is delivering innovative financing vehicles, sharing critical industry tools and best practices, and creating joint education opportunities to participating property owners and developers.

Improvement districts are not new — but the Seattle 2030 District takes a novel approach to the concept. District-wide reduction goals for energy use, water use, and CO2 emissions translates directly to using less power, water and fuel. While this may be hard to conceptualize, it yields tangible results: less traffic, better indoor and outdoor air quality, a more pleasant and desirable urban environment, a healthier Puget Sound and greater economic activity. These are the changes that Seattle and other growing urban areas must make in order to maintain vibrant and competitive cities in an era of population growth and resource overconsumption.

But don’t environmental priorities run counter to economic ones? Not always.

Take energy use, for example. Buildings use approximately half of all energy consumed in this country. Reducing that use will take human energy: conservation managers, building auditors, manufacturers and installers of more efficient equipment — in other words the green jobs we’ve all been hearing about.

For decades, it’s been cheaper to displace human labor with fossil fuel energy in the U.S., and we’ve followed that trend to its logical economic conclusion: high unemployment and rising energy prices. Yet thanks to those rising energy prices, projects to make buildings resource-efficient can more convincingly provide faster financial paybacks and higher asset values for building owners and investors. These conditions, paired with the right partnerships, technologies and financing solutions increases our ability to scale efficiency projects more broadly. The Seattle 2030 District aims to be the catalyst to make that scale reality.

There is no one-size-fits-all prescription to achieve the performance goals necessary to survive and thrive. Property owners and managers should be free to pursue the most innovative solutions to generate the best financial returns or other desired benefits for their property.

The bottom line is that the private sector must take the lead in transforming our economy away from fossil fuel dependency. More than 60 organizations, and over 23 million square feet of building space (30 percent of downtown Seattle) are participating in the Seattle 2030 District, a model that can lead the country in that transformation. It’s time to join forces; 2030 is right around the corner.

Q&A with Co-chair of the House High-Performance Building Caucus, Rep. Carnahan

Congressman Russ Carnahan of Missouri is a long-time supporter of green building initiatives, and the co-chair of the House High-Performance Building Caucus. Rep. Carnahan recently introduced a new bill, the High-Performance Federal Buildings Act. We sat down with Rep. Carnahan to discuss the work he has done on behalf of green building over the past years.



You founded and serve as a co-chair of the House High-Performance Building Caucus. Can you discuss the role of the caucus and why you have taken a leadership role on building efficiency issues?

Bipartisan Congressional caucuses find consensus across party lines on important policy issues, and High-Performance Buildings are a perfect example. The caucus also actively works with those in the private sector who are invested in these issues. Many of the ideas coming from this partnership with the private sector have received broad bipartisan support in the past because they halt the waste of taxpayer dollars and reduce our energy footprint. And many of the products used in efficiency systems are manufactured here in the United States – in this economy, I think everyone can get behind that.

For those who don’t know, you’ve been able to work with a group of bipartisan legislators to advance legislation on federal buildings in previous Congresses. Can you talk about that effort?

As some of you may know, Rep. Judy Biggert (R-IL) and I started the High-Performance Buildings Caucus in 2007 after we saw an opportunity to educate and bring Members of Congress together from both sides of the aisle to make a real difference in our economy and environment. Last year, Congresswoman Biggert and I introduced the “Federal Buildings Personnel Training Act.” That piece of legislation ensures that people working on federal buildings are properly trained to do the work their job requires. This bill was signed into law at the end of 2010 and I am continuing to work with General Administration Services (GSA) to ensure its proper implementation. This bill is a great example of people working across the aisle to pass good legislation.

We greatly appreciate your work to make sure that facilities that are built and designed with high performance attributes are meeting these goals. Tell me more about how the High Performance Federal Buildings Act builds on the previous legislative work, why it is needed and how it benefits tax-payers?


I introduced the High-Performance Federal Buildings Act because we can’t be a penny wise and a pound foolish when it comes to building construction. The Act would save taxpayer dollars spent on energy costs in buildings owned by the Federal Government by allowing the government to analyze the full life-cycle cost of overall spending on a building as the basis for cost analysis, instead of short-term cost alone. The legislation will also require standard regulations for the use of energy and water in federal buildings to reflect the most current codes and standards used in the private sector. If passed, it will reduce our energy footprint, save taxpayer dollars, and make it easier to comply with mandated standards.

A number of the bill’s provisions, like updating old design plans, look to eliminate road blocks in current federal operating process. Are there other legislative initiatives or regulatory changes that could also help the federal government do more to increase the way it operates?

I worked for quite some time with a number of different stakeholders to ensure that this bill, the High Performance Federal Buildings Act, is a comprehensive approach to increase the efficiency of federal buildings. Not only does the bill allow of updating of old design plans, but it also requires that future prospectuses submitted to Congress for construction, alteration or acquisition of a building must describe the use of life-cycle cost analysis and how its use impacts long-term costs for a facility. The bill also requires the GSA to issues regulations for the commission of buildings. As some of you probably know, commissioning is a process to evaluate buildings and systems to assure they are functioning in accordance with the design intent and the owner’s requirements. These are just two other important aspects of my bills that will vastly improve the way the federal government develops and operates federal facilities.

I encourage Americans to stand up and make their voices heard -- your input will be essential to passing this bill. The best way to make progress is to contact your representatives in Congress and in the Senate. Together, we’ll pass this bill and start saving on energy.

The challenge goes far beyond a small site requiring a multitude of uses. Haiti’s fractured (and, in some ways, nonexistent) infrastructure presents obstacles for providing basic needs such as electricity and running water. Environmental and cultural circumstances influence many aspects of the design, creating a steep learning curve for the team.

What's Next in Green Building? USGBC Working With Planet Forward to Cultivate Ideas

Do you have an idea for the next big innovation in green building? If you submit a video that tells your story in one minute or less, you could find it on display at the world’s largest green building expo.

In 1891, Clarence Kemp, a Baltimore-based entrepreneur that sold home heating equipment, came up with the idea of attaching a black box with water in it to the roof of people’s homes. He had invented the first passive solar water heater, an innovation that continues to play an important role in residential design today.

So what’s next? Who will be the next Clarence Kemp?

USGBC is teaming up with Planet Forward to host the “What’s Next?” competition. The winning videos will be featured at Greenbuild 2011, the world’s largest green building expo, which runs from October 4-7 in Toronto.
